The design for the Landsberger Allee 52 creates sustainable outdoor facilities for an office building of the future, i.e. landscape architecture that takes economic, ecological and social aspects into account. The body of the building divides the property into the area of a private road to the west, the “public space” area to the east of the Patzenhofer-Areal, and the outdoor area of the daycare centre to the south.
The sidewalk area to be restored on Landsberger Allee connects directly to the building from the north. On the ground floor there are 2 courtyards in the east, which are structurally enclosed on four sides. Like the rooftop terraces on the 1st floor, these are designed according to the “floating fields” principle. This principle enables the outdoor space to be occupied by green and paved areas.
The two rooftop terraces on the 4th floor and the two rooftop terraces on the 5th floor are characterized by the large, multifunctional areas towards the main building to the west and towards the brewery area to the east. Between these lies an intimate Hortus conclusus (enclosed garden) in the center of the roof terraces, which, in addition to being together in smaller and larger groups on the terraces, offers a quieter seclusion to retreat to. The roof areas on the 6th floor are used as an extensive roof for rainwater retention.
The project at Landsberger Allee 52 is a Berlin pilot project on the subject of cross-property rainwater management: the surplus and unused rainwater from the roofs is channelled into a cistern and onto the neighbouring property for infiltration and evaporation, as the cemetery located there has a high water consumption.
